Questions Delhi NCR Investors Ask

Yes. Delhi NCR residents (non-NRIs) can invest in Dubai property under RBI's Liberalised Remittance Scheme (LRS), which allows up to USD 250,000 per person per financial year. A couple can remit up to USD 500,000 combined. This is sufficient for most Dubai property entry points. For larger investments, you may need to structure the purchase across multiple financial years or use other compliant routes that we can advise on.
Dubai rental income earned by Delhi NCR tax residents must be declared in Delhi NCR under "Income from House Property." However, Delhi NCR and UAE have a Double Tax Avoidance Agreement (DTAA). Since UAE charges 0% tax at source, you pay Delhi NCR income tax on the net rental income at your applicable slab rate. There is no double taxation. Capital gains on eventual sale are taxed in Delhi NCR as long-term or short-term capital gains depending on the holding period.
NRIs (Non-Resident Delhi NCRs) have more flexibility — they are not subject to the LRS cap and can invest from their NRE, NRO, or FCNR accounts or from their foreign income directly. NRIs are also taxed differently on repatriation of funds to Delhi NCR. The key compliance requirements are around FEMA and the Foreign Exchange Management Act — specifically ensuring the investment route and repatriation follow RBI guidelines. We advise both categories separately and in detail.
The LRS remittance process requires you to submit Form A2 to your bank, along with the purpose (capital account transaction — overseas property purchase), your PAN, and supporting purchase documents from Dubai. Most major Delhi NCR banks (HDFC, ICICI, Kotak, SBI) facilitate LRS remittances. We provide all the documentation your bank will need to process the transfer. The process typically takes 3–7 working days.
